• Develop a List of Bidding GCs or Sub-Contractors 
• Manage the Bidding Process 
• As the Bidders consider their price, there should be a job-site meeting with all bidders to review and clarify the intent of the plans and specifications 
• Any questions that arise will be addressed to all Bidders

• Evaluate/Qualify Bids 
• Comparison of each bid by cost of each Division of Work 
• Eachbidders ability to perform to be evaluated based on their Statement of Qualifications and a personal interview of the key players 
• Clients to be involved in the comparison and selection of the final parties to the construction

• Construction Administration 
• Assist in Developing and Awarding Final Contract 
• Recommend that AIA contracts be used for standardization

• Review Contractor Submissions 
• Review submissions are made by the Contractor or Sub-Contractor regarding schedule,products and processes. Review for compliance with the Construction Documents
• As needed, provide submittals to the Client for their approval for aesthetic items or alternate product proposals
• When the Contractor is selected, a final Contract is executed, which references the Drawings and Technical Specifications, and becomes binding on the work to be done and on the payment process

• Perform Periodic Site Inspections 
• Jobsite walkthroughs at “milestone” events in the process with all parties every two weeks
• Resolve any issues that have arisen and adapt to existing conditions require, as needed
• Do a QC inspection of the work that has been done to date
• Determine job site progress for the purpose of Pay Applications for that month

• Contract Issues 
• Resolve any disputes between the Owner, Architect, and all Contractors

• Punchlist Job Walk 
• Done at Substantial Completion, to define any unfinished work, missing items, or sub-standard work. All parties to participate
• Closeout Job Walk 
• Done at the agreed upon time for completion of all punchwork, to confirm satisfactory completion and eligibility for payment of retainage. Review copies of the “As-Built”plans. Verify that all required inspections and documents are satisfactory to the City
• Verify that the City has issued the Final Certificate of Occupancy

• Final Payments and documentation 
• Contractor will furnish warranty letters and Owner’s Manuals to the Owner as required by the Construction Documents
• Final payments will be made to all parties as they complete all punchwork and close-out items
